Selling by EDC Max Immo

EDC Max Immo offers you two different ways to sell: “Simple mandate” and “exclusivity mandate.”

The sum of our commission is the same for the two mandates, 6% of the selling price, but the contents of the contracts are very different. (Minimum 11.400 euros )
One common point for the two contracts is that the commission includes the VAT and the costs of marketing.
The second common point is that no commission is owed if the property has not been sold at the end of the mandate period no matter what costs the agency has engaged.
The contracts are for an irrevocable period of three months. Past this period, if the owner has not informed the agency by recommended letter that he is withdrawing his property subject to fifteen days’ notice, the mandate automatically is renewed by periods of three months at the time but not exceeding one year.
Which ever of the mandates chosen we will do our best to obtain a satisfying result.

The simple mandate allows the seller to use several different real estate agencies to sell his property and only the agency that succeds in selling the property will receive the comission, whatever the time and money spent by the other agencies.

At EDC Max Immo a "Simple Mandate" includs the following:

• Presentation of the property on www.maximmo.org with description, photos (taken by the agent or forwarded by the seller), and all information supplied by the seller.
• Transmission of the property to all clients in our register whose requirements correspond to the descriptif of the property.
• The seller will be informed when his property is presented and visited.
• The buyers will receive a document with photos and descriptif of the property when it is presented or visited.

We will also, depending on our marketing plan, do publicity in different papers and magazines, expose the property in our windows.

The Exclusivity mandate implicates that the property is for sale at one sole real estate agency. However, in France the real estate agencies that obtain this kind of mandate often collaborate with other agencies to have a succesful sale. In this case the commission is shared between the two agencies.

At EDC Max Immo the "Exclusivity Mandate" includs the following:

• Presentation of the property on www.maximmo.org with description, photo documentation and plan of the property (rooms and levels) executed by a professional and all information supplied by the seller, Also information supplied by the syndicate of the building, by the municipality on our demand.
• Transmission of the property to all clients in our register whose requirements correspond to the descriptif of the property.
• The seller will be informed when his property is presented and visited.
• The professional photographique documentation includes:  10-15 normal photos and for bigger houses video taken by drone
• Luxury presentation of the property on our web-site.
• Also presentation on the web-sites: bienici.com., fnaim.fr., green-acres.fr.
• The property is presented on a large screen in our windows.
• Finally, EDC Max Immo belongs to AMEPI/MLS, a free association of real estate agencies from the same area gathered around a commun index of exclusivity mandates. This way, in signing with us an exclusivity mandate, you will profit from a large diffusion by all agencies of Service Inter Agencies. You will still profit from the comfort of having only one real estate person to deal with. You will not need to multiple your efforts in engaging several professionals, this way you have access to a maximum of potentiel buyers and you save a lot of time. The commission is shared between the real estate agencies in case of concluding business by collaborating, this will affect neither the seller nor buyer.
